For travelers
How do I book a home?
Every listing routes your inquiry straight to the owner or property manager, with their email, phone, and a direct booking link where available. You book and pay them directly — Beachcombers never sits in the middle.
Does Beachcombers charge booking or service fees?
No. We're a directory, not a booking platform. You deal directly with the owner, so there are no guest service fees added on top of the nightly rate.
How do I know if a home is available?
Many listings show an availability calendar synced from the owner's booking system. For the most current dates, send an inquiry and the owner will confirm.
Can I bring my pet?
Many of our homes are pet-friendly. Use the Pets Allowed filter to find them, and confirm each home's specific pet policy with the owner when you inquire.
Where does Beachcombers cover?
Handpicked vacation rentals along the Oregon, Washington, and Northern California coast.
How do I find the right home?
Search by town, by features, or by how many guests the place sleeps, and explore by region. Every listing is reviewed before it goes live.
For property owners
How much does it cost to list?
A Standard listing is $219 per property per year — one flat price, with no commission and no booking fees. Optional add-ons: featured placement ($39/mo on the homepage, $29/mo on your city page), plans for hotels and vacation complexes ($750/yr), additional units at the same address ($149 each), and a done-for-you setup service ($119). How long is the term?
Annual. Your Standard listing renews automatically each year so it never lapses, and you can cancel anytime — there's no commission on top of the listing fee.
What's your cancellation policy?
If we can't approve and publish your listing, we refund your payment in full. Once a listing is live it runs for the full year you've paid for; cancel anytime to stop the next renewal.
Do you vet listings?
Yes. We review every application before it goes live to ensure it aligns with our platform and audience. If we don't feel a listing is the right fit, we'll let you know during the review process.
What are the photo requirements?
We recommend high-quality, well-lit photos that accurately showcase your property. Listings with strong photography generally receive more engagement and inquiries.
Does the calendar sync with my channel manager?
Yes — paste your iCal export link from OwnerRez, Vrbo, Airbnb, Hostfully, or any system that exports one, and your availability displays on your Beachcombers listing. Prefer not to connect a calendar? You can leave it off and field inquiries directly.
How do payouts work?
Beachcombers never touches the money. Guests pay you directly on whatever terms you set — that's part of why our fees stay low. You handle taxes, deposits, and refunds the same way you would on your own site.
